5 Concrete Maintenance Tips for Texas Summers

North Texas summers are hard on concrete. With surface temperatures exceeding 140°F on dark-colored concrete and sustained air temperatures above 100°F for weeks at a time, your driveway, patio, and pool deck take real punishment from June through September. Here are five practical maintenance steps that protect your concrete investment.

1. Reseal before summer hits. The single most effective thing you can do for your concrete is maintain a quality sealer. A penetrating sealer protects against UV damage, moisture penetration, and the thermal cycling that causes surface deterioration. Apply or reapply sealer in spring — ideally when temperatures are consistently between 50°F and 90°F and no rain is forecast for 24 hours. If your concrete is more than 2 years past its last seal, it's overdue.

2. Keep it clean. Dirt, leaves, and organic debris trap moisture against the concrete surface, which accelerates deterioration. A monthly rinse with a garden hose handles most of it. For stubborn stains — oil, rust, or mildew — use a concrete-specific cleaner rather than harsh chemicals. Avoid muriatic acid unless you know what you're doing; it can etch and damage the surface.

3. Address cracks early. Small cracks that go unrepaired become big cracks fast, especially in summer when the heat causes concrete to expand and the underlying clay soil dries and shrinks. A hairline crack that's ignored through one summer can become a structural crack by the following year. Fill small cracks with a flexible concrete caulk or polyurethane sealant — rigid fillers will just pop out when the concrete moves.

4. Protect pool deck surfaces. Pool decks take the worst summer beating because they're exposed to UV, chlorine splash, and constant wet-dry cycling. If your pool deck has a cool deck coating, inspect it annually for areas where the coating is wearing thin or flaking. Touch-up applications are straightforward and much cheaper than a full resurfacing. If your uncoated pool deck is too hot to walk on barefoot, a cool deck overlay is one of the best investments you can make.
